A major bank in the Southeast US requires a client that is building a custom home with a fixed cost builder to have 20% of the contract amount for the down payment/deposit before a construction loan is issued. That same bank, for a client building with a cost-plus builder, requires the same 20% of the contract amount plus an additional 20% in reserves before a construction loan is issued.
