THE PRE-CONSTRUCTION PHASE

In the pre-construction phase, we ensure a seamless journey as you embark on building your dream home with AR Homes®. This phase is all about laying the groundwork and assembling the essential components that will shape your vision into reality. Here’s how we guide you through each step: 

Step 1: Meet Your Team

After signing the building agreement, you'll meet the team working on building your custom home, including your Project Coordinator, Construction Manager, Design Team, and Building Company President.

Step 2: Secure Financing

Our sales team's expertise in working with a diverse range of national and local lenders will help you secure the best financing for your new home.

Step 3: Color and Plan Review Sessions: Exterior Color Session

You'll meet with the design team to select the exterior colors of your home. They'll guide you in choosing materials and colors that adhere to community guidelines. This can happen either in person at the AR Homes® design studio or virtually.

Step 3 Continued: Interior Color Session

You'll spend two days with the Design Team and your Project Coordinator selecting all interior features like cabinets, flooring, tile, hardware, and more. Afterward, all choices will be uploaded to your AR Homes® Pinterest page, along with 3D renderings of each space. You can do this in person at the AR Homes® design studio or virtually.

Step 4: Plan Review Meeting

You'll receive your customized home plans for a thorough review and discussion of all details. Construction plans aren't finalized until your contract is signed. At the Plan Review Meeting with the Construction Manager and Project Coordinator, every aspect of your plans will be scrutinized, from door swings to hose bib placement, ensuring precision and alignment with your vision.

Step 5: Apply & Receive ARB Approval + Obtain Building Permit

This step involves applying for ARB approval, ensuring that the site plan and exterior elements of your home conform to community design guidelines. The ARB approval process concludes with an on-site meeting with your Construction Manager and ARB representatives, followed by obtaining the necessary building permit. Most communities have color and material guidelines that are considered during the sales process. We guide our customers' actual selections to fall within those guidelines.

Step 6: Site Clearing Begins

Once we receive approval from the ARB and ensure all other necessary elements are in place, we'll prepare your home site for the foundation. This includes tasks like tree removal and grading.

Step 7: Cabinet & Lighting Meetings

Either your Project Coordinator or Interior Designer will accompany you to local cabinet and lighting showrooms. The cabinet meeting focuses on designing the "guts" of your cabinets and adjusting the layout, complementing the selections made during the interior color session for finishes and profiles. During the lighting meeting, you'll select all decorative light fixtures.
