Building Better with AR Homes® Indianapolis: How Our Construction Standards Outperform the Norm

Part 1 of the Building Better Series

When it comes to building a custom home, every detail counts. That’s why AR Homes® Indianapolis (Scott Bates Builders, Inc.) goes beyond traditional construction practices to deliver a home that offers greater strength, comfort, and long-term value.

Here’s how our building standards compare to those of typical homebuilders:

10′ Poured Basement Foundations vs. 9′ Foundations

We build with 10′ poured concrete foundations to provide:

  • More Livable Space: Ideal for finished basements or future expansion.
  • Improved HVAC Routing – Higher ceilings allow for better airflow and fewer bulkheads.
  • Long-Term Flexibility – More headroom for modifications later on.
  • Enhanced Comfort – A taller basement feels more open and less confined.

Traditional 9′ foundations often limit both design options and usability.

ZIP System Wall Sheathing vs. Tyvek House Wrap

Our use of the ZIP System provides:

  • Integrated Protection: Combines sheathing and a weather barrier for faster installation.
  • Improved Energy Efficiency: Superior air sealing reduces drafts and energy loss.
  • Durability: More resistant to wind and damage than traditional house wraps.

Tyvek can be effective but is more prone to tearing and installation errors before siding is applied.

Advantech Subflooring vs. CDX Plywood

We use Advantech for subflooring because it offers:

  • Moisture Resistance: Reduces swelling and warping.
  • Sound Performance: Engineered to minimize squeaks.
  • Lasting Strength: Backed by a 50-year manufacturer warranty.

CDX plywood is more susceptible to damage from moisture and doesn’t match the performance of Advantech.

Continuous Vented Soffits vs. Vented Vinyl Soffits

Our homes feature continuous vented soffits for:

  • Efficient Ventilation: Supports airflow in the attic to help regulate temperature.
  • Moisture Management: Reduces the risk of mold and ice dams.
  • Clean Appearance: Provides a refined and consistent exterior finish.

Vinyl soffits may require less upkeep but don’t deliver the same ventilation benefits.

2×6 Exterior Walls vs. 2×4 Walls

We frame with 2x6s to offer:

  • Higher Insulation Values: Accommodates R-19 to R-21 insulation compared to R-13 in 2x4s.
  • Structural Integrity: Increased strength and load-bearing capacity.
  • Energy Savings: Reduces heating and cooling costs.
  • Noise Reduction: Thicker walls provide better sound control.

R-19 vs. R-13 Insulation

Higher insulation levels make a real difference in comfort and energy performance:

  • R-19: Used in our 2×6 walls for better thermal resistance.
  • R-13: Common in standard builds but offers less protection against temperature shifts.
